For my real estate capstone project at UNC Kenan-Flagler, we were tasked with taking a real project in the RDU area from concept to initial approval. After conducting an in-depth market analysis and researching dozens of potential sites, we decided on an industrial development in Garner, NC. The project involved redeveloping a 9-acre site into two 33,000-square-foot industrial buildings. We managed every stage of the process, including financial modeling, engaging with engineers, and navigating discussions with city officials. The culmination of our work was pitching the project to real debt and equity investors in the Raleigh market, securing their approval, and even pre-leasing one of the buildings. This hands-on experience brought the entire development process to life and deepened my passion for creating impactful projects. Below, you'll find a brief timeline of what I did on the project -

Market Analysis
Conducted in-depth market research that identified strong demand for industrial spaces targeting the subcontracting industry, emphasizing features like additional laydown areas.

Site Selection and LOI
Selected a 9-acre site in Garner, NC, and secured a $2,000,000 land purchase through a negotiated Letter of Intent (LOI) after meeting with the landowner.

Financial Feasibility and DCF Modeling
Built detailed financial models, including a Discounted Cash Flow (DCF) analysis, to evaluate project viability and confirm attractive returns for investors

Concept Development
Developed plans for two 33,000-square-foot industrial buildings, incorporating design features tailored to the subcontracting market, such as efficient layouts and ample laydown space.​

Regulatory and Zoning Approvals
Engaged with local city officials to ensure the project complied with zoning regulations and addressed community and development requirements.

Engagement with Consultants and Engineers
Worked with engineers, consultants, contractors, and NCDOT to refine the site design, assess infrastructure needs, and ensure hard cost pricing was accurate and competitive.

Pre-Leasing
Successfully pre-leased 33,000 square feet of space at $14 per square foot to Phillips Iron Works, validating demand and enhancing project feasibility.

Investor Presentations and Capital Raising
Created and delivered two tailored presentations—one for equity investors and one for debt investors—securing their approval and funding for the project.
